Pricing questions

What is the Founding Member rate?
During the beta period, landlords who sign up and upgrade get their properties at £9/month instead of the list price of £18. The rate is locked for 24 months from the day you first subscribe — it never increases while the lock is active. After 24 months, properties move to the standard rate with 60 days notice.
Why is it priced per property rather than per room?
Because the compliance burden is per property — every HMO needs the same gas certificate, EICR, fire risk assessment and ICO registration regardless of how many rooms it has. Charging per room would penalise you for having larger properties. Each property is one flat monthly charge.
Can I have some properties on the free tier and some paid?
Yes. Your account gets one free property slot. Each additional property, or any property you want room-by-room tracking on, can be upgraded individually at £18/month (£9 Founding). The free slot gives you full property-level compliance — you only need to upgrade for room-layer features.
What happens to room data if I downgrade?
Room data is never deleted. If you stop paying for a property, the room-layer becomes read-only — your existing records, inspections and documents are retained and still visible. You can reactivate at any time to continue editing.
Do you handle rent collection?
No. HMOJO is a compliance co-pilot only. We never see, handle or process any financial transactions between you and your tenants.
What is the ICO registration obligation?
The Information Commissioner's Office (ICO) requires any organisation or landlord that processes personal data — including tenant names and contact details — to pay an annual data protection fee. One ICO registration number covers your entire portfolio. HMOJO tracks this as a property-level obligation so you don't miss the annual renewal.
